Out of all the potential hazards to avoid these are by far the worst. Although the government, cities and municipalities may claim to be able to clean the toxic waste of oil, gas, etc. don’t take the risk in believing in their claims. Move on to other living options. Concrete Block foundations an older method of forming basements may over time show vertical and horizontal cracks in the walls. While there are many options in repairing horizontal cracks some budge friendly, others more costly it is my experience that properly repaired the damage can remedies.

Horizontal cracks however, indicate that the foundation is slipping resulting in the house being pushed off its original location. Although you may see water damage as well you may also see where the basement stairs have moved away from the wall of where you can see where the wall has bowed inward.

This kind compromised foundation is a much more costly issue resulting in the services of an engineer and qualified specialists.

Wood foundation walls although warm are best suited for high and dry locations where the water table does not threaten with flooding. Structurally sound they are subject to insect invasion and deterioration where termites and carpenter ants pose a problem.
