In viewing MLS listings I’ve seen many homes with less-than-inviting dining rooms. From dog kennels, to gym equipment, layers of heavy damasked curtains and dusty dated lighting fixtures. You don’t have to have a contemporary design room, to create a space that is inviting and romantic.

Some might think it’s up to your Real Estate Agent to let the owners know what needs to be done to stage their house for sale. I can see this point of view. Let’s look at it from a Real Estate Agent’s point of view. An agent is a professional who is trained to sell your house, they are there to list and advertise through various resources available exclusively to them. They are available around the clock to answer all inquiries, general and serious. They answer all questions with a detached investment. They sit for hours in open houses; are available at the drop of a hat for last minute showings.

An excellent agent will listen and do their best to supply you with the very best service they can. Their job is to list your home. They realize it is sensitive subject for some homeowners to receive a list of To-Do’s before photos and videos hit the public. As a home owner it is your responsibility to do some research in what sells houses. Review MLS listings, pay special attention to the listings that attract your attention. I’m confident that you will be attracted to the houses that have been edited of all personal items, that provide you with a clear view of what your $$$,$$$.$$ will be purchasing. Interview agents before signing with one. Don’t sign with the first one that tells you what you want to hear. Interview 3 from different agencies. Determine what their marketing strategy is. You want someone who will go the distance. Professionalism is what you will be paying for. These steps could save you time in the long run. You don’t want to be listed with someone for 6 weeks that hasn’t utilized the time to the utmost of their abilities. Ask for references, call those given. You are, after all hiring someone to assist you with your greatest investment.

  1. Create a space that inspires celebrations and family.
  2. Illuminate an expanse of space with beautiful, romantic lighting.
  3. Open blinds and curtains to invite the outdoors in
  4. Hang artwork of a landscape or a gorgeous floral
  5. Edit any large pieces of furniture such as china cabinets that dwarf the room
  6. If the dining room table eats up all the floor space, remove a leaf or two to maximize the footprint of the room. Store additional seating; avoid filling the corners of the room.
  7. Square or rectangle tables usually have sharp corners; soften these by covering the table with a coordinating table cloth
  8. Adorn the table with a beautiful, vase of silk flowers
  9. If the room is small, assess the wall for the perfect location to hang a mirror. Mirrors have the ability to create an illusion of space. Before hanging a mirror, review what image will be reflected in the surface. You don’t want the kitchen sink to be the first thing buyers see when entering the room.
